Teagarden Estates, Dallas

Teagarden Estates is CooperZadeh’s latest development project. Just southeast of the heart of Dallas, the community sits at 46.61 acres, including 220 lots and three common areas. The project is purposed for single-family residential detached units, with a 70% of inventory allotted for lease and 30% for purchase. Typical lot size ranges from about 5,000 to 7,000 square feet, with a select number of lots ranging from 8,000 to over 13,000 square feet. CooperZadeh handled land acquisition, planning and zoning, and development, and will act as the property manager once the project is completed. 


As part of Dallas’ GrowSouth initiative, which began in 2011, the development of Teagarden Estates is aimed to bring economic growth to the long-neglected South Dallas through investment in residential and commercial real estate, education, community services, and more. In partnership with Civitas Capital Group, CooperZadeh reserved the planned neighborhood for entry-level housing to drive local residents to homeownership, an imperative aspect of economic opportunity. Consequently, CooperZadeh is working with homebuilders like Camden Homeswho are experts in alternative investment models, such as rent-to-own and seller financing, that target working-class minorities and have potential to assist in economic growth. 

Just off I-20, Teagarden Estates is located on the south side of Teagarden Road and west of Haymark RoadThe community is adjacent to Ebby Halliday Elementary School, public investment that community leaders hoped would quality housing to the area. This area has an estimated population of 89,163, making it the 13th most populated zip code in Texas, according to Texas-Demographics.com. The area is also minority-dominated; with 70.4% Hispanic population, 23.8% Black, and 5.4% White. In 2019, the median income was $40,475 and the average resident was 28.6 years young.  


Teagarden Estates is currently an active construction site with multiple houses nearing completion. CooperZadeh also managed the development of the neighboring Kensington Valley, which has over 60 single-family residential units under contract, 14 units sold, and 6 unites leased, showing strong demand from buyers in the area. South Dallas has also seen a rise in commercial and residential real estate altogether, with the re-development of areas like Oak Cliff and Trinity GrovesWith many forces working together to positively impact the local community, Teagarden Estates is just the beginning.
